THERE IS ALSO AN AMPHITHEATER, WHICH HAS MORE RECENTLY BEEN INCORPORATED INTO THE KC BEER SPACE THAT YOU MAY BE FAMILIAR WITH. THEY'RE UNDER CONSTRUCTION. THERE WAS A HANDFUL OF RETAIL AND COMMERCIAL RESTAURANT TYPE BUILDINGS ALONG RIDGEVIEW ROAD ON THE WEST SIDE OF THE SITE HERE. ONE MORE RETAIL BUILDING IN THIS QUADRANT HERE, THE APARTMENTS. [00:35:01] THE ALTO APARTMENTS ARE IN THIS AREA HERE THAT I'M HIGHLIGHTING WITH THE LASER POINTER. AND THOSE ARE COMPLETED AND BEING OCCUPIED. THERE IS A COMMERCIAL SITE UP IN THIS AREA HERE THAT HAS NOT YET BEEN CONSTRUCTED. AND THEN WHAT YOU SEE HERE FOR VILLAS IS ACTUALLY NOW DUPLEXES. SO HERE'S THE PROPOSED SITE PLAN. AND LIKE I SAID, I PROMISE I'LL HAVE A SIDE BY SIDE COMPARISON FOR YOU ON THESE SO YOU CAN SEE THEM BETTER. BUT THE KEY DIFFERENCES HERE ARE. BUT THIS IS ALSO UPDATED TO SHOW THE OTHER RETAIL SPACES. KC BEER SPACE HERE, THE LAYOUT OF ALTA APARTMENTS AND THEN THOSE VILLAS TURNING INTO DUPLEXES HERE. SO ALL OF THAT WAS ALREADY APPROVED. WHAT WE'RE TALKING ABOUT TONIGHT IS THIS QUADRANT HERE. HERE'S THE SIDE BY SIDE COMPARISON. AND THEN THE FOCUS AREA FOR TONIGHT'S REVISED PRELIMINARY PLAN AGAIN IS THIS NORTHWEST QUADRANT. SO YOU CAN SEE ORIGINALLY THERE WERE THREE RETAIL RESTAURANT TYPE BUILDINGS. AND NOW THERE ARE A TOTAL OF SEVEN. AND THE SQUARE FOOTAGE WENT FROM ROUGHLY 19,000FT² TO ABOUT 35,000FT². I DO WANT TO NOTE THAT THERE WILL BE SOME RETAINING WALLS, AS HIGHLIGHTED BY THESE YELLOW ARROWS, AND THERE IS AN EXISTING ACCESS EASEMENT THAT NEEDS TO BE RETAINED FOR THE FIRE DEPARTMENT. THIS HELPS THEM GET TO THE ALTO APARTMENTS, SO IT IS IMPERATIVE THAT THAT IS KEPT AS PART OF THE PLAN. SO WE SAW THE VISUAL SIDE BY SIDE. HERE'S THE NUMBERS CRUNCHED SIDE BY SIDE BETWEEN THE 2022 PLAN AND THE 2026 PLAN. THERE ARE THREE BUILDINGS VERSUS SEVEN BUILDINGS. RETAIL AND RESTAURANT TOTALING 37,000. AND THIS IS THROUGHOUT ALL OF THE DEVELOPMENT HERE NOT JUST THAT NORTHWEST QUADRANT, BUT ABOUT 37,800. AND THEN THE NEW TOTAL FOR THE PROPOSED PLAN WOULD BE 36,100. SO A NET LOSS OF A FEW SQUARE FEET HERE, BUT OVERALL VERY SIMILAR IN TOTAL. IT'S JUST THIS NORTHWEST QUADRANT WOULD HAVE MORE THAN ORIGINAL. LIKE I MENTIONED, IT STARTED OUT ABOUT 19,000FT² AND IS NOW INCREASING TO ABOUT 35,000FT². SO YOU'LL SEE HERE AND THE PARKING TOTAL IS PRETTY SIMILAR AS WELL. WE'VE GOT ABOUT 1265 SPACES VERSUS ABOUT 1200 SPACES. STAFF CONDUCTED A PARKING ANALYSIS OVER THE ENTIRETY OF THE DEVELOPMENT THAT INCLUDES ALL OF THE COMPONENTS THE DUPLEX, THE MULTIFAMILY, AND THE COMMERCIAL. AND WHAT'S REQUIRED IS ABOUT 1203 SPACES. WHAT'S PROVIDED IS JUST UNDER THAT AT 1196 SPACES. SO THERE'S A DEFICIT OF SEVEN PARKING SPACES. AND STAFF BELIEVES THAT THE DEFICIT OF SEVEN SPACES IS APPROPRIATE AND WILL WORK WITH THE PROPOSED DEVELOPMENT, BECAUSE SOME OF THE TIMES OF BUSINESS AND HOURS OF OPERATIONS WILL BE DIFFERENT FROM ONE PHASE OF THE PROJECT TO THE OTHER. NOW, ON THE SCREEN, I'VE GOT THE SITE SECTION BECAUSE THERE IS SOME GRADE CHANGE. STARTING OFF. ON THE LEFT SIDE OF THE SCREEN IS RIDGEVIEW ROAD. THEN THERE'LL BE SOME LANDSCAPING AND PUBLIC SIDEWALK. THERE'LL BE THE PROPERTY LINE AND LANDSCAPING HERE. THEN YOU'LL SEE THOSE BUILDINGS THAT ARE CLOSEST TO RIDGEVIEW. THEY WILL BE A LITTLE BIT HIGHER THAN THE ELEVATION OF RIDGEVIEW, AND WE'LL HAVE SOME MORE SIDEWALK BEFORE GETTING TO THE PARKING LOT, WHERE YOU CAN KIND OF SEE THOSE CARS LAID OUT THERE FOR A VISUAL. THERE'LL BE SOME MORE SIDEWALK AS YOU GET IN FRONT OF THE BACK ROW OF BUILDINGS, AND THEN THERE'LL BE A SMALL RETAINING WALL AS YOU GET UP TO THAT FIRE LANE THAT I MENTIONED ON THE PREVIOUS SLIDE. AND THEN YOU'LL SEE THE PROPERTY LINE HERE. AND THEN WE GET TO THE ALTO APARTMENTS TO THE EAST. THE BUILDING ARCHITECTURE IS SHOWN JUST IN A MOCK UP. AND THIS PARTICULAR RENDERING HERE, AND THIS DOES HAVE ITS OWN ARCHITECTURAL DESIGN GUIDELINES. AND THESE DO MEET THOSE GUIDELINES THAT WERE APPROVED.
