AND AS MENTIONED, THIS IS A SPECIAL USE PERMIT REQUEST FOR SRS LENEXA FOR A BASIC INDUSTRY USE HERE AT 14303 WEST 100TH STREET. ON THE POWERPOINT NOW YOU CAN SEE THE PROJECT LOCATION.

IT IS SORT OF NEAR THE LACHMANN EXIT OFF OF 435.

AND YOU CAN SEE MORE DESCRIPTIVELY HERE ON THIS AERIAL IMAGE JUST OFF SANTA FE TRAIL AND 100TH STREET IN THAT SOUTHWEST CORNER OF THE INTERSECTION.

THE TENANT SPACE IS JUST UNDER 10,000FT². AND THIS TENANT PROPOSES TO DO A BASIC INDUSTRY USE.

THAT IS A PRETTY BROAD USE CATEGORY IN OUR CODE.

AND THE REASON WHY WE HAD TO CLASSIFY IT AS BASIC INDUSTRY IS BECAUSE OF THE STORAGE OF HAZARDOUS MATERIALS.

SRS LENEXA IS A POOL SUPPLY COMPANY, SO AS YOU CAN IMAGINE, THEY HAVE VARIOUS CHEMICALS AND MATERIALS THAT THEY NEED TO SERVICE POOLS WITH OR BE ABLE TO STERILIZE POOLS, MAINTAIN POOLS, THAT SORT OF THING.

THEY PROPOSE TO USE ABOUT 1000FT² OF THIS TENANT SPACE FOR OFFICE USE, AND THE REMAINDER WOULD BE FOR THE STORAGE OF THESE TYPES OF MATERIALS.

ON THE SCREEN NOW YOU CAN SEE THE ZONING MAP.

THE SITE IS ZONED BP2, WHICH IS ONE OF OUR INDUSTRIAL BUSINESS PARK TYPE DISTRICTS.

THE FUTURE LAND USE MAP IN OUR COMPREHENSIVE PLAN DESIGNATES THIS FOR BUSINESS PARK TYPE USES, WHICH AGAIN IS CONSISTENT WITH THAT INDUSTRIAL TYPE OF USE.

AS YOU KNOW, WE HAVE 13 CRITERIA FOR SPECIAL USE PERMIT REVIEWS.

TWO THAT I WANT TO FOCUS ON THIS EVENING ARE NUMBER FOUR, THE POTENTIAL EFFECT ON NEARBY PROPERTY.

AND NUMBER 11, THE ENVIRONMENTAL IMPACT, AS YOU CAN IMAGINE WITH HAZARDOUS MATERIALS.

FOR NUMBER FOUR, AGAIN, I WANT TO NOTE THAT ALL LIFE SAFETY PROTOCOLS AND MEASURES REQUIRED BY THE CITY AND THE OCCUPANCY CLASS LETTER ARE TO BE MET.

THE FIRE DEPARTMENT CONDUCTS ANNUAL INSPECTIONS OF THESE COMMERCIAL BUILDINGS TO ENSURE COMPLIANCE AS WELL.

SO THIS WILL BE REVIEWED. AND AGAIN, THE FIRE DEPARTMENT IS WELL AWARE OF THE HAZARDOUS MATERIALS AND WILL LIKELY PAY SPECIAL ATTENTION TO MAKE SURE THAT THAT IS IN COMPLIANCE.

NUMBER 11 FOR ENVIRONMENTAL IMPACTS. EVERYTHING IS COMPLIANT WITH IFC, NFPA, AND OCLC REQUIREMENTS.

WHEN'S THE LAST TIME YOU SAW ONE OF THOSE COME FLYING THROUGH? NOT TOO OFTEN.

SO THIS IS AN IMPORTANT SITE, AN OPEN SITE THAT BECAME OPEN.

WHAT'S INTERESTING ABOUT THIS SITE AND I'LL GIVE YOU A LITTLE. I LOVE THE BILL, YOU'RE NOT THE ONLY ONE, BUT THIS ONE. MAYOR BOEHM'S GRANDMOTHER LIVED AT THIS SITE.

AND SO THAT TELLS YOU HOW HISTORIC THIS OLD TOWN IS.

THE OTHER THING THAT WE TALKED ABOUT, OF COURSE, WAS THIS IS ONE OF THE FEW SITES THAT ACTUALLY HAS SOME PARKING.

IT'S A VERY LOW USE SITE, YOU KNOW, SO MOSTLY APPOINTMENTS AND THEN HOPEFULLY AN ACCOUNTANT NEXT DOOR OR MAYBE SOME INSURANCE IN THE OTHER

UNTIL THE BUSINESS CONTINUES TO GROW. SO WE'RE VERY PLEASED.

WE HAD A UNANIMOUS RECOMMENDATION BY THE PLANNING COMMISSION TO CITY COUNCIL.

MR. HIGGINS HAS A PRODUCT THAT IS CUSTOM. IT IS SHIPPED WORLDWIDE, AND WE HAVE THE BACK AREA THERE THAT WILL HANDLE THOSE DELIVERIES AND SHIPPING AREAS THAT WILL GO TO THESE VARIOUS PEOPLE THAT HAVE DESIRES FOR THIS CUSTOM WORK. I THINK ANOTHER INTERESTING ASPECT IS NOT ONLY IS WE SPEND A LOT OF TIME TRYING TO BASICALLY THEME THE BUILDING TO GET A CERTAIN LOOK AND TO HAVE IT, BUT, YOU KNOW, SOMEONE COMES THERE, MAYBE SOMEDAY THEY'LL THINK THEY'RE ON LONDON OR EVEN DUBLIN, YOU KNOW, WHERE YOU COULD EXPERIENCE AND SEE REAL CRAFTSMEN THAT DEVELOP GARMENTS. SO KIND OF EXCITED ABOUT THAT.

YOU KNOW, ANOTHER THING THAT THIS IS THIS IS MORE OF A PERSONAL INSIGHT, I WOULD SAY, NOT ONLY TO THE HISTORIC BUSINESS DISTRICT, BUT BRIEFLY, WE TALKED ABOUT HOW LENEXA HAS A HISTORY OF MAKING CAPITAL INVESTMENTS. AND RIGHT ACROSS THE STREET THERE'S A BIG ONE.

AND WHEN WE SEE THESE INVESTMENTS, BE IT IN OUR ROADWAYS, OUR INFRASTRUCTURE OR OUR FACILITIES, WE OFTEN SEE THE NEIGHBORHOOD AROUND IT COME TOGETHER AND IMPROVE.

AND I THINK WE'RE SEEING THAT HERE. THERE'S SOME REAL INTEREST IN OLD TOWN, NOT ONLY AT THIS END, BUT I THINK SHORTLY WE'LL SEE SOME INTEREST ON THE OTHER END, TOO.

AND SO OLD TOWN'S GOT ITS PLACE AND IT'S COMING INTO ITS OWN AGAIN ONCE EVERY CENTURY OR SO, I GUESS. BUT THIS IS EXCITING TO SEE AN PROJECT COME BEFORE THE ENTITLEMENT PROCESS.

THIS IS OUR STOP NUMBER TWO. THE PLANNING COMMISSION WAS OUR FIRST STOP.

THIS IS OUR SECOND STOP ON THIS RECOMMENDATION THAT HAS BEEN MADE ON PRELIMINARY PLAN.

AND AS STEPHANIE MENTIONED, WE DO HAVE ACTIVITY RIGHT NOW ON THE FINAL PLAN APPROVAL.

AND WE ARE SHAPING AND TUNING IT. AND THERE'S SOME ITEMS THAT NEED SOME ATTENTION.

AND WE'RE PUTTING IT ON THERE, MAKING SURE THAT WE GET GOOD MATCHES BETWEEN THE LANDSCAPE PLAN AND THE SITE AND THE MOVING AROUND OF THE TRASH ENCLOSURES AND LITTLE THINGS. BUT THAT'S WHAT WE'RE WORKING ON RIGHT NOW.

THIS IS NEAR 79TH AND COTTONWOOD STREET OVER BY OUR MUNICIPAL SERVICES FACILITY.

YOU CAN SEE THE PROJECT LOCATION WITHIN THE CITY OF LENEXA ON THIS MAP.

AND ZOOMING IN A BIT, HERE'S AN AERIAL IMAGE OF THE SITE.

IT'S ACTUALLY CURRENTLY MADE UP OF TWO PARCELS THAT THE APPLICANT OWNS CURRENTLY.

AND THEN WE ALSO INCLUDED TWO ADJACENT PROPERTIES.

THERE'S SOME HISTORY BEHIND THIS, AND WE'RE REALLY EXCITED ACTUALLY TO HAVE THIS APPLICATION BECAUSE IT CLEANS UP SOME ILLEGAL LOT SPLITTING HERE AND ALSO MAKES FOR A CLEAN REZONING AND A GOOD DEVELOPABLE PIECE HERE.

SO THE HISTORY PART IS THAT THIS LOT HERE, THIS LARGER ONE, WHICH YOU'VE PROBABLY DRIVEN BY MANY TIMES IF YOU'VE BEEN PAST 79TH STREET HERE, IT WAS ILLEGALLY SPLIT FROM THESE TWO LOTS ORIGINALLY WITHIN THIS WHITE OAK ESTATE SUBDIVISION AND HAS NOT REALLY HAD MUCH TRACTION OVER THE YEARS BECAUSE THE CITY WON'T ALLOW ACCESS OFF OF 79TH STREET. SO THE APPLICANT WAS ABLE TO PURCHASE THIS SMALL PARCEL OVER OFF COTTONWOOD STREET IN ORDER TO BASICALLY PUT A DRIVEWAY AND GET ACCESS TO THE SITE TO BUILD A SINGLE FAMILY HOME.

ALTOGETHER, THIS SITE IS JUST UNDER TWO ACRES AND INCLUDES FOUR PARCELS.

CURRENTLY, WHEN IT'S REPLATED IT WILL BE THREE LOTS.

THIS ONE WILL BE PROPERLY PLATTED INTO ITS CURRENT CONFIGURATION AS WILL THIS ONE, AND THEN THERE'LL BE A THIRD LOT THAT JUST INCLUDES THIS SORT OF IRREGULAR SHAPE WITH THE DRIVEWAY. AND I'LL SHOW YOU A COLORIZED DIAGRAM OF THAT LATER IN THIS PRESENTATION.

AS ALWAYS, WE HAVE OUR ZONING AND FUTURE LAND USE MAP ON THE SLIDES.

THE CURRENT ZONING OF THE PROPERTY IS R1 FOR THAT SMALL SLIVER.

THAT WILL BE THE PROPOSED DRIVEWAY AND RP1 FOR THE LARGER PARCELS.

THE COMPREHENSIVE PLANS FUTURE LAND USE MAP SHOWS SUBURBAN RESIDENTIAL IN THIS PARTICULAR AREA, AND THOSE ARE CONSISTENT WITH EACH OTHER, AS WELL AS THE PROPOSED USE OF A SINGLE FAMILY RESIDENCE FOR REZONING.

WE HAVE 13 CRITERIA, AND THE ONE THAT I REALLY WANT TO FOCUS ON HERE IS THE SUITABILITY FOR THE USE.

AS YOU CAN SEE, AND YOU SAW ON A PREVIOUS SLIDE THE CURRENT ZONING BEING R1 AND RP ONE, AND THE PROPOSED ZONING IS THAT THIS LITTLE SLIVER WOULD CHANGE TO RP ONE TO MATCH THE RP ONE ON THE LARGER PARCEL.

WHEN WE COMBINE THESE TWO PARCELS INTO A SINGLE DEVELOPABLE LOT, WE REALLY DIDN'T WANT TO END UP WITH TWO DIFFERENT ZONING DISTRICTS ON ONE PARCEL.

SO THIS REZONING IS ANOTHER ONE OF THOSE CLEANUP TYPE ENDEAVORS.

AND THE R1 AND RP ONE ARE SUBSTANTIALLY SIMILAR WITH ANY CODE REQUIREMENTS.

SO THERE'S REALLY NOT A HUGE DIFFERENCE CODE WISE ON WHAT WOULD BE RESTRICTED OR ALLOWED IN RP ONE VERSUS R1, AND IN THIS CASE THE PLAT WILL SERVE AS THE PLAN FOR THIS REZONING.

BECAUSE I KNOW YOU TYPICALLY SEE A PLAN THAT COMES ALONG WITH REZONING REQUEST.

SO WE BELIEVE THAT THIS IS SUITABLE TO REZONE THIS FOR A RESIDENTIAL USE AND HAVE CONSISTENT ZONING THROUGHOUT A SINGLE PARCEL.

SO NOW THE EXCITING PART SEEING THE SITE PLAN OF WHAT THIS IS ALL GOING TO LOOK LIKE.

SO HERE IS THAT PROPOSED DRIVEWAY THROUGH THAT SMALLER PARCEL THAT WOULD BE REZONED TO RP ONE.

AND YOU CAN SEE THE PROPOSED 40 100 SQUARE FOOT HOME HERE IN GRAY AND THE PARCEL BOUNDARY DRAWN HERE.

THERE IS AN EXISTING EASEMENT THAT BISECTS THIS AREA OF THE PARCEL, AND IT RUNS CONSISTENTLY THROUGH THE PROPERTY LINE ON THESE EXISTING RESIDENTIAL SITES.

AS PROMISED, HERE IS THAT LOT LAYOUT THAT YOU WOULD SEE.

SO IT ENDS UP BEING THESE THREE LOTS. THE APPLICANT WOULD BE DEVELOPING THEIR HOME ON THE BLUE LOT AND EVERYTHING REMAINS THE SAME ON THE GREEN AND THE PURPLE LOT.

I ALSO WANT TO MENTION THAT WHEN DOING THIS, REPLATING STAFF DID CHECK TO MAKE SURE WE'RE NOT CREATING ANY NON-CONFORMITIES ON THE GREEN OR PURPLE LOTS ON HERE. SO THERE'S NOTHING THAT WOULD BE A CODE ISSUE WITH SETBACKS OR OPEN SPACE OR ANYTHING LIKE THAT.

THERE IS THE NEED FOR A DEVIATION FOR REDUCED LOT WIDTH HERE, AND THAT WAS PROPOSED AS PART OF THE PLAT.

AND THE PLANNING COMMISSION CONSIDERED THAT AND FELT THAT IT WAS APPROPRIATE TO ALLOW THAT DEVIATION.

THIS IS AN EXISTING PARCEL. SO THERE'S NO WAY WE CAN REALLY MAKE IT WIDER WITHOUT THE APPLICANT ACQUIRING ADDITIONAL PROPERTY.

AND THERE ARE EXISTING DEVELOPMENTS ON THOSE ADJACENT SITES.

THIS IS A RESIDENCE AND THIS IS A RELIGIOUS INSTITUTION, I BELIEVE.

WITH THIS DEVELOPMENT, THERE IS A CODE REQUIREMENT TO PROVIDE SOME LANDSCAPING.

SO YOU WILL SEE THIS AREA. HERE IS AN AREA THAT THE APPLICANT WILL BE PROVIDING SOME ADDITIONAL LANDSCAPING.

SO IN ADDITION TO BEAUTIFYING THEIR OWN PROPERTY, THEY'LL BE BEAUTIFYING THIS STRETCH OF 79TH STREET PER LANDSCAPE REQUIREMENTS FOR NEW DEVELOPMENT. AND WITH THAT, STAFF AND THE PLANNING COMMISSION DO RECOMMEND APPROVAL FOR THIS REZONING, WHICH WOULD REZONE THAT SMALL PARCEL FROM R1 TO RP1 AND FACILITATE THE CONSTRUCTION OF A SINGLE FAMILY RESIDENCE.

I DO ALSO WANT TO POINT OUT THERE WAS ONE COUPLE THAT SPOKE AT THE PUBLIC HEARING FOR THIS ITEM AT THE PLANNING COMMISSION MEETING, AND THEY'RE ACTUALLY THE ADJACENT RESIDENTS TO THE NORTH.

AND THE CITY COUNCIL APPROVED GMP NUMBER ONE, WHICH ALLOWED US TO MOVE FORWARD WITH DEMOLITION OF THE EXISTING STRUCTURES AND POOL AND ALLOWED US TO EXPLORE THE SITE, DO SOME GEOTECHNICAL EXPLORATION, DIG SOME TEST PITS AND THINGS LIKE THAT TO OBVIOUSLY USE THAT INFORMATION TO INFORM OUR DESIGN AND INCREASE OUR CHANCES OF LONG TERM SUCCESS AS WE MOVE FORWARD ON THE PROJECT.

POOLS ARE BY FAR ONE OF THE FUNNEST THINGS THAT THAT I GET TO BUILD.

DIFFERENT THAN OFFICE BUILDINGS THAN, YOU KNOW SINGLE FAMILY MULTIFAMILY DEVELOPMENTS.

EVERYBODY ENJOYS WHAT THEY SEE WHEN THEY COME UP TO A POOL.

TO EXPLAIN A LITTLE BIT ABOUT OUR PROCESS WE DIVIDED THE WORK UP INTO 12 DIFFERENT SCOPES OF WORK ACROSS THE VARIOUS TRADES.

WITHIN THOSE 12 DIFFERENT SCOPES OF WORK, WE PACKAGE THAT TOGETHER INTO NINE DIFFERENT BID PACKAGES.

EXCUSE ME. AND THEN WE HAD WE PUT IT OUT TO BID, AND WE HAD 36 BIDDERS THAT BID ACROSS THOSE NINE BID PACKAGES ONE OF WHICH THE POOL CONTRACTOR, WHICH IS ARGUABLY ONE OF THE MOST IMPORTANT PIECES OF THE PUZZLE HERE.

WE HAD A PRE-QUALIFICATION PROCESS. WE HAD MULTIPLE PEOPLE EXCITED ABOUT IT.

AND AT THE END OF THE DAY, WE HAD TWO POOL BIDDERS THAT WERE THE EXACT SAME NUMBER.

UNBELIEVABLE. AND SUCH A LARGE SCOPE OF WORK, YOU KNOW, DIFFERENT PARTS AND PIECES MOVING ALL OVER THE PLACE.

AND WE HAD TWO BIDDERS THAT WERE THE EXACT SAME NUMBER.

WE BROUGHT THEM IN ALONG WITH LOGAN AND HIS TEAM, AND WE INTERVIEWED THEM.

AND BASED ON THAT INTERVIEW, WE SELECTED CARRUTHERS CONSTRUCTION TO BE PART OF THE TEAM.

THAT THAT'S JUST THAT'S A PRETTY WILD STAT. JUST TO GIVE YOU SOME REFERENCE.

YOU KNOW, IN 20 PLUS YEARS, I'VE NEVER SEEN A BID THAT LARGE.

I MEAN, WE'RE TALKING RIGHT AROUND 2.7 MILLION FOR THE POOL SIDE TO BE THAT CLOSE.

SO OTHER THINGS, WE DO HAVE A COUPLE OF ALTERNATES THAT ARE CURRENTLY NOT IN THE PACKAGE TO BE BUILT AT THIS TIME ONE OF WHICH IS A NEW PARK SHELTER. WE ARE WORKING WITH THE VENDORS ON THAT TO HOLD PRICING UNTIL THIS FALL.

TO KIND OF SEE WHERE WE'RE AT AS WE GET GOING WITH THE CONSTRUCTION.

AND THE OTHER ONE IS SOME ADDITIONAL SHADE STRUCTURES FOR THE POOL AS WELL.

WE'RE WE'RE HOLDING PRICING UNTIL THIS FALL. SO OTHER THINGS I WANT TO TALK ABOUT IN TERMS OF OVERALL SCHEDULE WISE, LIKE I SAID LAST FALL, WE DID GMP ONE THAT WAS FOR THE DEMOLITION.

WE GOT STARTED EARLY ON THE DEMOLITION FOR THE SITE.

AND IT WAS A CONSCIOUS EFFORT TO TRY TO USE ALL THE CONCRETE AND STUFF INSTEAD OF HAULING THAT TO THE LANDFILL.

LET'S SEE IF WE CAN RECYCLE THAT. REUSE THIS IN THIS THIS PROJECT, WE WERE ABLE TO GENERATE APPROXIMATELY 1700 CUBIC YARDS OR 3500 TONS OF RECYCLED CONCRETE. AND THAT'S OUT THERE NOW.

IF ANYONE HAS BEEN OUT THERE TO THE PARK, THERE'S TWO LARGE PILES OF MATERIAL OUT THERE THAT'S GOING TO GO RIGHT BACK INTO THE NEW SITE INSTEAD OF HAULING IT OFF TO THE LANDFILL.

THAT STAYED RIGHT THERE. AND, YOU KNOW, YOU'LL NEVER SEE IT AGAIN HERE IN A FEW WEEKS.

A FEW MONTHS, IT'LL BE BELOW GRADE. BUT I THINK THAT'S A GREAT UTILIZATION OF THE OLD POOL TO TIE IT INTO THE NEW POOL.

OTHER THINGS THAT ARE, YOU KNOW, PENDING PERMIT APPROVALS AND WHATNOT.

WE'RE HOPING TO GET STARTED. IT'S THE SUMMER CONSTRUCTION SEASON.

YOU KNOW, WE'VE BEEN OUT IN THE COMMUNITY ALREADY WITH THE DEMO ACTIVITIES, SO WE KNOW SOME OF THE NEIGHBORS THAT ARE OUT THERE.

SO THIS IS AN AERIAL VIEW OF THE NEW POOL ITSELF.

WE'RE AT THE CORNER OF MAUER AND 83RD KIND OF THE BIRD'S EYE VIEW.

YOU CAN SEE THE SINGLE BODY OF WATER. YOU CAN SEE THE MAIN KIND OF BATHHOUSE STRUCTURE, THE LARGE PARKING LOT.

ONE OF THE THINGS THAT THIS PROJECT DID INCORPORATE WAS MORE GREEN SPACE IN THIS PARK.

SO WE WERE ABLE TO REDUCE SOME OF THE PARKING BASED ON CALCULATIONS AND CONFIRMATION THROUGH THE PLANNING DEPARTMENT, AND ADD MORE GREEN SPACE BACK TO THIS PARK. SO A HUGE ACCOMPLISHMENT BY THE TEAM.

ANOTHER NOTABLE ITEM IS THIS DRIVE THAT PASSES THROUGH THE PARK IN ITS ENTIRETY, WHICH WILL BE A GREAT CONNECTION POINT.

I'LL SHOW YOU THE OTHER VIEW SO YOU CAN GET A FRONT ROW VIEW OF THIS FACILITY COMING OFF OF MAUER.

HERE WE HAVE A NICE DROP OFF FOR PATRONS. WE HAVE KIND OF A SPEED HUMP TO SLOW TRAFFIC DOWN AND GET MAIN CIRCULATION FROM THE PARKING AREA TO THE MAIN ENTRY OF THE BATHHOUSE. AND AGAIN, THAT DRIVE THROUGH PARKING THAT TAKES YOU BACK OVER TO 83RD.

WE DO KNOW A LOT OF SCHOOL KIDDOS USE THIS PARKING LOT FOR DROP OFF, SO HAVING GOOD ACCESS FROM THIS LOCATION THROUGH THE PARK WAS ALSO KIND OF TOP OF MIND. SO MAKING SURE IT'S REALLY PEDESTRIAN FRIENDLY AND THEN INCORPORATING A LOT OF REALLY ROBUST LANDSCAPING TO ALONG THE FACILITY'S FRONT SIDE.

KIND OF ZOOMING IN ON THE BACKSIDE OF THE POOL.

WE HAVE A ZERO DEPTH ENTRY THAT SPANS VERY CLOSELY TO THE EXISTING POOL, WHICH WE THOUGHT WAS REALLY FUN.

WE HAD A LOT OF GREAT FEEDBACK THAT THE ZERO DEPTH ENTRY WAS ONE OF THE MOST NOTABLE FEATURES OF THE EXISTING POOL, SO WE WANTED TO TRY TO MAINTAIN THAT AS MUCH AS POSSIBLE.

THAT ZERO DEPTH ENTRY GOES DOWN TO ABOUT THREE FEET IN THIS MID SECTION.

FOR A LOT OF FUN ACTIVITY FOR MULTI-GENERATIONAL USE, WE HAVE SOME POSSIBLE LEISURE LAP LANES.

WE'VE GOT A LOCATION FOR BASKETBALL. SO AGAIN THAT'S ABOUT THREE FEET DIPS DOWN TO 12 AND 12.5FT DEEP FOR THE FOR THE DIVE.

WELL YOU ALSO HAVE CONNECTION TO A NICE CURRENT CHANNEL HERE WITH LOTS OF FUN SPRAYS, ALONG WITH SOME SPRAYS AND SOME TODDLER WATER PLAY ELEMENTS IN THE ZERO DEPTH ENTRY AS WELL.

ANOTHER ITEM THAT WAS REALLY FUN TO KIND OF GET FEEDBACK FROM THE COMMUNITY ON WAS THIS LITTLE HANGOUT ZONE PENINSULA AREA,

AND AS MARK MENTIONED, WE ALSO HAVE SOME BIT ALTERNATES FOR ADDITIONAL SHADE IF AVAILABLE IN THE FUTURE.

SO FRONT ENTRY KIND OF WALKING UP TO THE MAIN ADMISSIONS SEQUENCE DESK.

WE'VE GOT A SLIDE GATE FOR SECURITY PURPOSES, BUT A PATRON WOULD ENTER KIND OF THE MAIN ENTRY PLAZA VISIT THE ADMISSIONS DESK AND THEN CYCLE THROUGH TO THE ENTRY OF THE POOL. WE'VE GOT FUN SIGNAGE ELEMENTS HERE INDICATING THE AD ASTRA POOL.

ONE THING TO NOTE ON THIS PROJECT IS BEING MINDFUL OF SUSTAINABILITY EFFORTS.

WE HAVE UTILIZED SOME MASS TIMBER FOR THE ROOF MATERIAL, AND WE'VE ALSO INCLUDED SOME SOLAR PANELS AS WELL.
