THANK YOU FOR JOINING US. WHEREAS DURING NATIONAL BLACK HISTORY MONTH, WE CELEBRATE THE MANY ACHIEVEMENTS AND CONTRIBUTIONS MADE BY AFRICAN AMERICANS TO OUR ECONOMIC, CULTURAL, SPIRITUAL, AND POLITICAL DEVELOPMENT.

AND WHEREAS BLACK HISTORY MONTH BEGAN WHEN CARTER G.

WOODSON WANTED TO RAISE AWARENESS OF AFRICAN AMERICANS CONTRIBUTIONS TO CIVILIZATION AND INITIATED AND ANNOUNCED NEGRO HISTORY WEEK IN 1926.

AND WHEREAS, THE 2025 NATIONAL THEME FOR THE OBSERVANCE OF BLACK HISTORY MONTH IS AFRICAN AMERICANS AND LABOR.

AND WHEREAS BLACK HISTORY MONTH BRINGS TO OUR ATTENTION THAT WE AND OUR NATION MUST CONTINUE TO ADDRESS RACIAL INJUSTICE, ADVOCATE FOR ANTI-RACISM IN PRACTICE AND POLICY, AND FULLY SUPPORT A SOCIETY THAT LIVES UP TO ITS DEMOCRATIC IDEALS.

AND WHEREAS SOCIETY SHOULD PURSUE GREATER KNOWLEDGE AND UNDERSTANDING OF THE CONTRIBUTIONS AND ACCOMPLISHMENTS OF AFRICAN AMERICANS TO THIS GREAT NATION AND COMMUNITY, THROUGH INVOLVEMENT WITH THE NATIONAL ASSOCIATION FOR THE ADVANCEMENT OF COLORED PEOPLE, THE ADVOCACY AND AWARENESS GROUP OF JOHNSON COUNTY, BY VISITING THE BLACK ARCHIVES OF MID-AMERICA, THE NEGRO LEAGUES BASEBALL MUSEUM, AND THE NATIONAL MUSEUM OF AFRICAN AMERICAN HISTORY AND CULTURE, AND MANY OTHER OUTSTANDING ORGANIZATIONS AND INSTITUTIONS.

AND WHEREAS, KANSAS AND MISSOURI PROFESSIONAL ENGINEERS WILL CELEBRATE THE 74TH ANNUAL ENGINEERS WEEK FROM FEBRUARY 16TH THROUGH FEBRUARY 22ND.

AND WHEREAS, THE KANSAS CITY METRO HAS ONE OF THE LARGEST COLLECTIONS OF ENGINEERING FIRMS AND IS RECOGNIZED WORLDWIDE AS LEADERS IN THEIR PROFESSION.

JULIE, GO FIRST. THANK YOU. HELLO, MAYOR SAYERS COUNCIL MEMBERS, AND WELCOME TO OUR NEWEST COUNCIL MEMBER, HANDLEY. HE'S ALSO IN MY LEADERSHIP LENEXA CLASS.

I'M HAPPY TO BE HERE WITH MY SEMIANNUAL CVB UPDATE.

I ALWAYS LIKE TO START WITH HOTELS, AND I LIKE TO BEGIN WITH THE FACT THAT OUR 15, SOON TO BE 17 PROPERTIES RUN THE GAMUT FROM ECONOMY TO UPSCALE, SO WE DON'T TRY TO COMPARE THEM. IN MANY WAYS, THEY ATTRACT AND TARGET DIFFERENT TYPES OF TRAVELERS AND DIFFERENT TYPES OF BUSINESS.

I DO HAVE I DID INCLUDE A FEW UPDATES IN THE REPORT, AND I HAVE A FEW ADDITIONAL TO SHARE.

CONSTRUCTION IS MOVING FORWARD ON THE MIDAS HOSPITALITY PROPERTY RIGHT ACROSS THE STREET WITH OUR DUAL RESIDENCE IN IT AND AC MARRIOTT.

THE RADISSON OVER AT 95TH HAD A RECORD YEAR WITH ABOUT $1 MILLION IN SALES OVER 2023.

A COUPLE OF PIECES OF BUSINESS THAT HELPED THEM GET THEM THERE INCLUDED A BLOCK OF 30 ROOMS FROM SERVPRO THAT WERE THERE FROM THE END OF SEPTEMBER UNTIL CHRISTMAS EVE.

THEY WERE IN TOWN RESTORING AN AMAZON WAREHOUSE THAT HAD FIRE DAMAGE.

THEY ALSO HAD THE LINEMAN'S RODEO, WHICH USES THOUSANDS OF THOUSANDS OF ROOMS ACROSS THE AREA ANNUALLY.

THEY SPENT OVER $70,000 AT THE HOTEL IN OCTOBER, WHICH IS A SIGNIFICANT INCREASE FROM THE YEAR BEFORE.

AND THEY ALSO HAD A GREAT YEAR WITH YOUTH SPORTS, WITH 2024 BEATING 11 OF 12 MONTHS FROM IN 2023.

AND THEY'VE RECENTLY, I BELIEVE, HAD AN OWNERSHIP CHANGE.

BUT I'M NOT SURE ABOUT WHAT'S GOING ON THERE.

BUT WE'LL FIND OUT. AT THE HYATT PLACE, OCCUPANCY WAS ABOUT 75% FROM JULY THROUGH DECEMBER, WITH A PRETTY EVEN SPLIT BETWEEN CORPORATE AND LEISURE, AND AT WOODSPRING SUITES, WHICH IS ONE OF OUR ECONOMY PROPERTIES ACROSS 35.

THEY HAVE HAD OCCUPANCY PERCENTAGES IN THE MID TO HIGH 80S OVER THE PAST SIX MONTHS.

IN LARGE PART DUE TO PANASONIC BUSINESS. ON TO SOME NON HOTEL INFORMATION.

OUR CVB ADVISORY COUNCIL WHICH IS OUR NON-VOTING GROUP WITH MEMBERS INCLUDING HOTEL MANAGERS, CHAMBER MEMBERS HISTORICAL SOCIETY AND COUNCIL MEMBER NICKS, WHO REPRESENTS THE CITY.

WE MET LAST SEPTEMBER AND HEARD FROM THE EXECUTIVE DIRECTOR OF THE HOTEL AND LODGING ASSOCIATION OF KANSAS CITY, WHO PRESENTED HLA'S MISSION ADVOCACY AND LEGISLATIVE WORK AND SHARED INSIGHTS FROM THEIR LATEST WAGE SURVEY.

THAT GROUP WILL MEET AGAIN IN APRIL OR MAY. I'M WORKING ON THE PRESENTER FOR THAT MEETING.

OUR KC DESTINATIONS ALLIANCE UPDATED OUR DIGITAL PASSPORT WITH A NEW THEME CALLED KC OUTDOORS, AND I INCLUDED LENEXA'S ROLLING MAGIC SKATE PARK FOR THAT ONE.

THIS GROUP ALSO HAS A TOURISM GIVES BACK PROJECT EVERY YEAR.

AND IN 2024, WE BOUGHT SUPPLIES AND PLANTS WHICH WE PLANTED IN A NEW GARDEN AT LEGLER BARN ON, I THINK THE HOTTEST DAY OF THE YEAR. IN YOUR PACKET I INCLUDED A TWO PAGE SUMMARY FROM KANSAS TOURISM.

IT WAS THEIR 2024 YEAR IN REVIEW AND ON THE LIST OF ACCOMPLISHMENTS, YOU'LL SEE THE SUNFLOWER SUMMER PROGRAM.

THAT'S A PROGRAM THAT PAYS THE PARTICIPATING ATTRACTIONS SO THAT PEOPLE CAN VISIT THEIR ATTRACTION FOR FREE.

SO LEGLER MUSEUM AND THE DEPOT PARTICIPATED IN THIS PROGRAM, WHICH RAN FROM MARCH OR MAY 20TH 5TH TO AUGUST 11TH.

THEY SAW ABOUT 60 VISITORS FROM THAT. SO THEY HAD A SLIGHT INCREASE IN TRAFFIC AND THE REVENUE FROM THE PROGRAM OFFSET COSTS FOR NEW CITY OF FESTIVAL EXHIBIT SIGNS. ON THE LENEXA HISTORICAL SOCIETY BOARD.

AND ON JANUARY 24TH, WE SPONSORED THE KANSAS DAY EVENT AT CITY HALL HERE, WHICH INCLUDED OTHER KANSAS RELATED VENDORS, A SHOWING OF THE WIZARD OF OZ ARTS AND CRAFTS, AND A TALK BY BILL NIX ABOUT HIS WORLD'S LARGEST SUNFLOWER COLLECTION.

AND FINALLY, OUR NORTHEAST KANSAS TOURISM COALITION RECEIVED A MARKETING GRANT FROM KANSAS TOURISM TO DEVELOP A MOBILE PASS TO SPOTLIGHT UNIQUE CULTURAL DINING

EXPERIENCES AROUND THE REGION. THIS PASS WILL HELP DRIVE VISITORS AND REVENUE AND WILL CAPTURE CONSUMER DATA.

AND AFRICAN DREAM IN THE PUBLIC MARKET IS GOING TO BE THE RESTAURANT THAT'S INCLUDED AS THE LENEXA LOCATION THREE AND TWO BASEBALL CLUB OF JOHNSON COUNTY. THEY'RE SET FOR A GREAT YEAR WITH THE RECENT TURF AND AMENITY UPGRADES.

TOURNAMENT REGISTRATIONS FOR 2025 ARE CURRENTLY 100 TEAMS AHEAD OF LAST YEAR.

THIS TIME, THE NEW TURF FIELDS AND THE TOURNAMENT SERVICE PROVIDER, THEIR NEW PARTNER, PERFECT GAME, IS LIKELY. THOSE ARE LIKELY THE TWO THINGS REALLY DRIVING THIS GROWTH.

THE THREE AND TWO OPERATION TEAM ACTUALLY OVERSEES ALL TOURNAMENT OPERATIONS FOR PERFECT GAME IN THIS REGION, SO THEY MAKE A LOT OF DECISIONS, WHICH IS GREAT BECAUSE THEY GET TO DECIDE WHERE TO PLAY EVENTS.

AND THAT OF COURSE IMPACTS LENEXA DIRECTLY. OUR NEWEST PARTNER FOR 35 SPORTS, WHICH IS OUR GROUP OF CVB, IS ALONG THE 4 THRU 5 CORRIDOR, WORKS TOGETHER TO ATTRACT REGIONAL YOUTH SPORTS BUSINESS.

AND OUR MAIN FOCUS SINCE LAST YEAR HAS BEEN WORKING WITH TOP GUN SPORTS, WHICH IS A BASEBALL SOFTBALL TOURNAMENT HOST COMPANY, TO SECURE ENOUGH HOTEL ROOMS FOR THEM IN 2026.

THEIR TOURNAMENT DATES COINCIDE WITH WORLD CUP, AND THE FEAR IS THERE WILL NOT BE ENOUGH HOTEL ROOMS, AND TOP GUN HAS TOLD US THEY WILL TAKE THEIR BUSINESS OUTSIDE OF KANSAS AND WILL NOT COME BACK.

THEIR MESSAGE IS THAT WHILE THE WORLD CUP IS A MAJOR GLOBAL EVENT, THE ANNUAL TOP GUN TOURNAMENT BRINGS IN MILLIONS OF DOLLARS THAT WILL BE GONE.

OTHER STATES ARE OFFERING THEM BIG INCENTIVES TO GET THEM OUT OF KANSAS.

THEY DON'T WANT TO LEAVE HERE. THEY'RE BASED HERE.

AND THE TRAVELING FAMILIES REALLY LIKE TO STAY IN KANSAS.

THEY PREFER KANSAS. THEY DON'T EVEN LIKE TO GO OVER THE STATE LINE TO STAY IN MISSOURI.

IF EXTRA ROOMS ARE NEEDED AND THEIR AVERAGE DAILY RATE IS AROUND $200, WHICH IS PRETTY, PRETTY HIGH RATE.

SO IN NOVEMBER, TOP GUN STAFF, ALONG WITH OUR HOUSING COMPANY MET WITH METRO AREA HOTELS AND OTHER STAKEHOLDERS TO DISCUSS THE IMPORTANCE OF SECURING ROOM BLOCKS DURING THIS TIME PERIOD. MANY HOTELS ARE VERY HESITANT TO BLOCK ROOMS AT THIS TIME, ANTICIPATING BIG WORLD CUP RATES, WHICH IS UNDERSTANDABLE. THE GOOD NEWS IS THAT WE'RE CURRENTLY AT JUST OVER 1900 ROOMS OF THE 2200 NEEDED ON THEIR PEAK NIGHT.

SO ALTHOUGH THE LEADERSHIP AT TOP GUN HASN'T DECIDED ANYTHING AT THIS POINT, WE'RE HOPEFUL THAT WE WILL GET TO THAT NUMBER AND THAT THEY WILL STAY HERE.

I THINK IT'S AROUND $8 MILLION THAT'S COMING INTO THE AREA FROM YOU KNOW, THE GUEST ROOMS AND EVERYTHING THEY'RE DOING.

SO IT'S JUST KIND OF A, YOU KNOW, YOU DON'T REALLY KNOW WHAT TO DO.

AND I'M GLAD I'M NOT IN THE HOTEL BUSINESS RIGHT NOW HAVING TO MAKE THAT DECISION.

SPEAKING OF WORLD CUP, JUNE 11TH IS THE ONE YEAR MARK UNTIL THE BIG EVENT AND THERE ARE MANY ONE YEAR TO GO.

THINGS THAT ARE GOING TO START LIKE COUNTDOWN CLOCKS, POP UP EVENTS, VOLUNTEER SIGN UP AND SELECTION WILL START AND THE FAN FESTIVAL OPERATING DAYS AND HOURS WILL BE CONFIRMED. TONIGHT, MY REPORT IS GOING TO FOCUS ON A REVIEW OF 2024 DEVELOPMENT ACTIVITY AND A BRIEF LOOK AHEAD TO 2025.

TO BEGIN, I DO THINK IT'S HELPFUL AND IMPORTANT JUST TO RECOGNIZE THE BROADER NATIONAL CONTEXT THAT SURROUNDED DEVELOPMENT AND INVESTMENT THROUGH 2024, WHICH I THINK MANY WOULD SUMMARIZE AS BEING MARKED BY ECONOMICALLY CHALLENGING AND UNCERTAIN CONDITIONS.

JUST A FEW OF THOSE I'D MENTIONED. OBVIOUSLY, INTEREST RATES REMAINED HIGH AND TOUGH LENDING CONDITIONS ADDED TO THE FINANCIAL CRUNCH.

HIGH CONSTRUCTION COSTS FOR BOTH MATERIALS AND LABOR KEPT NEW CONSTRUCTION EXPENSIVE AND ON THE DECLINE ACROSS ALL MARKET SECTORS, WHICH PUT PRESSURE ON LEASE RATES, INCREASED FUEL AND FREIGHT PRICES, EXTREME WEATHER, PORT CONGESTION AND GLOBAL TENSIONS ALL CHALLENGED

OUR SUPPLY CHAINS. GEOPOLITICAL CONFLICTS AND THE US PRESIDENTIAL ELECTION CREATED A LOT OF UNCERTAINTY.

YOU MIGHT RECALL OVER 70 COUNTRIES HELD ELECTIONS IN 2024, INCLUDING THE US, AND THAT WAS THE HIGHEST NUMBER IN HISTORY.

AND OF COURSE, THE LABOR MARKET REMAINED IN A STATE OF FLUX, WITH OUR LOCAL AND REGIONAL LABOR MARKETS STILL TIGHTER THAN THE NATIONAL AVERAGE.

THESE FACTORS ALL TOGETHER INFLUENCE MANY INVESTORS, DEVELOPERS AND BUSINESS OWNERS TO HIT PAUSE ON THEIR GROWTH PLANS, WAITING FOR CONDITIONS TO IMPROVE AND CLARIFY.

BUT I HAVE TO SAY THERE WERE ALSO SOME BRIGHT SPOTS IN 2024 CONSUMER SPENDING.

AND THE GDP REMAINS STRONG AND THE ECONOMY WAS MUCH MORE RESILIENT THAN MANY EXPECTED.

ALTHOUGH COOL DOWN FROM THE RED HOT RECENT YEARS THAT WE'VE SEEN.

THE KANSAS CITY REGION'S INDUSTRIAL SECTOR, WHICH REALLY ADDRESSES MANUFACTURING, WAREHOUSING AND DISTRIBUTION, CONTINUED TO BE AMONG THE COUNTRY'S TOP MARKETS.

IN FACT, AMONG THE NATION'S TOP 15, WHICH REALLY KEPT A SPOTLIGHT ON LENEXA STRONG INDUSTRIAL ASSETS AND KEPT THOSE ON CONSULTANTS RADARS.

AND WHILE OVERALL DEMAND IN FOR OFFICE SPACE STILL REMAINS VERY SOFT, THERE WERE FINALLY SOME POSITIVE SIGNS IN THIS IMPORTANT SECTOR, WITH THE JOHNSON COUNTY SUBURBAN MARKET REALLY LEADING THE WAY FOR OUR REGION.

ON THE WHOLE, KANSAS CITIES REGIONAL OFFICE MARKET FINALLY SAW SOME POSITIVE ABSORPTION, WHICH IS A MEASURE OF SQUARE FEET OCCUPIED VERSUS SQUARE FEET THAT BECAME VACANT.

AND THAT WAS REALLY FOR THE FIRST TIME SINCE THE PANDEMIC.

AND A NUMBER OF BROKERS HAVE REPORTED TO ME TOTAL NEW OFFICE LEASING ACTIVITY IS UP.

AND THE SIZE OF THOSE LEASES IN TERMS OF SQUARE FOOTAGE IS ALSO UP.

SO ALL REALLY GREAT NEWS FOR A KEY INDUSTRY SECTOR THAT HAS BEEN LOOKING TO TURN AROUND.

BUT NOW I'LL FOCUS ON WHAT WE'RE REALLY HERE TO TALK ABOUT, WHICH IS LENEXA.

EVEN WITH SOME OF THE HEADWINDS THAT I'VE TALKED ABOUT, LENEXA CONTINUED TO THRIVE THROUGH 2024, GENERATING GROWTH AND INVESTMENT IN LITERALLY ALL CORNERS OF THE CITY, WHICH IS ALWAYS VERY EXCITING TO ME.

ARE ALREADY AND HAVE BEEN FOR QUITE SOME TIME.

INFLUENCING PROJECT VIABILITY AND PROJECT TIMELINES.

AND SO WE'RE REALLY WATCHING WHAT MIGHT THE IMPACTS ON THE COMMERCIAL REAL ESTATE MARKET AND THE AND THE WORKFORCE, BOTH DIRECT AND INDIRECT, BE IF THIS GAP BETWEEN AVAILABLE POWER AND DEMAND CONTINUES TO NARROW.
